Terms and Conditions for Villa Rentals in Turkey

Welcome to Marvellous Constructions. These Terms and Conditions govern your use of our website and services related to renting holiday villas in Turkey.
By booking a villa through our website, you agree to be bound by these Terms and Conditions. Please read them carefully.
- Booking and Payment
• A non-refundable deposit (typically 25–30%) is required to secure your booking.
• The balance is due [60] days before your arrival date. For bookings made within 60 days of arrival, full payment is required at the time of booking.
• Payments can be made via [credit card, bank transfer, etc.].
• Your booking is confirmed only upon receipt of payment and our written confirmation.
- Security Deposit
• A refundable security deposit (amount varies by property) is required to cover potential damages or excessive cleaning.
• This will be returned within 7–10 working days of your departure, less any deductions.
- Cancellation Policy
• Cancellation by guest:
• More than 60 days before arrival: loss of deposit.
• 30–59 days before arrival: 50% refund of total cost.
• Less than 30 days before arrival: no refund.
• Cancellation by us:
• If exceptional circumstances require cancellation (e.g. property damage), we will offer a full refund or alternative accommodation of similar standard.
- Check-In and Check-Out
• Check-in: from 4:00 PM
• Check-out: by 10:00 AM
• Early check-in/late check-out may be arranged in advance and is subject to availability and extra fees.
- Occupancy
• The number of guests must not exceed the maximum stated on the property listing.
• No parties, events, or loud music are permitted unless explicitly agreed upon.
• Only registered guests are allowed to stay overnight.
- Guest Responsibilities
• Guests are expected to treat the property with care and respect.
• All damages or breakages must be reported immediately.
• Rubbish must be disposed of properly; local waste separation rules may apply.
• Smoking is strictly prohibited inside the property.
- Property Conditions
• Villa descriptions and images on our website are accurate to the best of our knowledge. However, minor changes or updates may occur.
• Internet, water, and electricity supply cannot be guaranteed at all times; outages are rare but possible and beyond our control.
- Travel Insurance
• We strongly advise guests to obtain comprehensive travel insurance, including coverage for medical emergencies, cancellations, theft, and personal liability.
- Liability
• We act as an intermediary between you and the property owner. We are not liable for accidents, injuries, theft, or loss during your stay.
• Use of the villa, including pools and terraces, is at your own risk.
- Passports, Visas, and Local Laws
• Guests are responsible for complying with Turkish entry requirements and ensuring valid travel documents.
• Local laws and customs may differ significantly from your home country. Please respect local regulations.
- Force Majeure
• We are not liable for any failure or delay in performance due to acts beyond our control, including but not limited to natural disasters, pandemics, war, government actions, or transportation disruption.
- Complaints
• Any complaints should be reported as soon as possible during your stay, so we have the opportunity to resolve them.
• Complaints made after departure cannot be investigated if we were not informed during the stay.
- Governing Law
• These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the jurisdiction of English courts, though local Turkish legal requirements may also apply depending on the nature of the issue.
